Conroy Capital doesn’t make money on your investment by charging any upfront fees. This provides all parties an opportunity for their investment dollar to go farther by allowing us to purchase a higher valued property.  We simply take our fees on the back end of the deal, after the investor is already receiving an investment return. 

On a monthly basis, we only make money if the property is generating a positive return above a predetermined and stated percentage. We believe the investors returns should be maximized and therefore we only take a cut when the returns reaches the stated predetermined threshold.  This means we only get our monthly distributions from our investment and if the returns are above the state threshold set for that particular investment project.

By not taking an upfront fee we are able to us to target and acquire a property anywhere between 3% to 12% larger than most of our competitors. Competitors upfront fees usually include fees such as; acquisition fees of 1-5%, loan guarantor fees of 1-3%, construction/renovation management fees of 3-10%, annual asset management fees of 2%, etc. This can add up to anywhere between 3 and 12%. By taking our fees at the end of the investment period, we have 1) enable Conroy Capital to find higher valued property with our investors’ money 2) heightened Conroy Capital’s strategic analysis and oversite in an effort to drive financial success for all.
